Need to pull up 2 months short of 12 month lease. Lease renews 1/1 - renter has first dibs on renewal at same price. Bonus 6 days at end of October already paid by us. $4900 security deposit due. Must pass building's credit check.
This is a lease takeover so you will provide to management the following (sent to management):
-copy of government issued ID
-employment/salary offer
-2 most recent pay stubs-tax return-bank statement
-completed Akelius application (if interested, we will provide the link)
income requirements:
-applicants must show 40x monthly rent in annual income
-U.S. personal guarantors must show 80x monthly rent in annual income credit requirement: -690 score or above
-no current bankruptcies
If approved, the new lease will need to last for the remainder of your current lease (until 12/31/2024) and renew it for an additional 12 months until 12/31/2025 at the same price.
Security deposit of $4900 would paid to current renters because the building management will refund you our security deposit of $4900 when the lease finally expires or is terminated, and the unit is fully vacated.
The unit is taken as is (no cleaning/painting).
The lease, security deposit and rental responsibility will be transferred as of 11/1/2024. You would be able to take possession as early as October 26. If there is any interest in our furniture, we can make those arrangements.
Management does not conduct move-out or move-in inspections with lease takeovers.
